What does a residence at Seashore cost?

Accepted Answer

The developer's campaign sheet of prices four 131 m² three-bedrooms: 1101 at THB 25.8M leasehold (list THB 31.09M), 1405 and 1406 at THB 30.1M freehold (list THB 36.29M) and 1506 at THB 33.1M freehold (list THB 39.9M), valid until 30 September 2026. One- and two-bedroom prices are on the developer's full termsheet, which we send the same day.

Freehold or leasehold?

Accepted Answer

Both. On the campaign sheet 1101 is leasehold and 1405, 1406 and 1506 are freehold. Leases are registered with the Land Department for the maximum period currently permitted, 30 years, and are renewable; leasehold registration costs 1.1% of the lease value.

Question 3

How is the price paid?

Accepted Answer

Two plans. Standard: 20% on the contract and 20% at each of four construction milestones. Deferred: 20% on the contract, 10% at three milestones and 50% after completion, financed over 1, 3 or 5 years in quarterly installments at 3%, 5% or 7%.

What is the reservation fee?

Accepted Answer

It follows the price of the residence: THB 100,000 under THB 30M, THB 300,000 from 30M to 50M, THB 500,000 from 50M to 100M, THB 1,000,000 above. It is paid with the reservation form and counts towards the first payment.

What are the running costs?

The common area fee and sinking fund follow the condominium rules; the developer confirms the figures in writing with the termsheet. Water and electricity are metered per residence.

What is a lanai?

A semi-outdoor living room across the full width of every two- and three-bedroom, behind sliding glass: 27–29 m² on the two-bedrooms, 35–38 m² on the three-bedrooms. Open, it extends the balcony; with the optional glass screen closed it adds to the interior floor. On the ground floor it has no railing and opens onto a private garden.

What sizes are the residences?

Type 1B: 60 m² one-bedroom with a 2 m² balcony. Types 2A/2B: 99–101 m² two-bedrooms with a 27–29 m² lanai. Types 3A and 3B: 131–134 m² and 131–133 m² three-bedrooms with a 35–38 m² lanai. Areas vary slightly with the position of the air-conditioning ledge.

Which drawing is my three-bedroom?

The campaign sheet lists the three-bedrooms as 131 m² without the 3A/3B letter; the developer confirms the drawing per residence before reservation and we send both drawings meanwhile.

Question 9

How far is the beach?

Accepted Answer

The developer positions the building a few metres from Bang Tao Beach, with a dedicated beach area for owners. Seashore stands beside Laguna Beach Residences Reef and the Residences at Garrya at the south end of the Laguna estate.

Question 10

When is it finished?

Accepted Answer

The developer publishes no completion date and no construction diary for Seashore; the Catalog carries it as pre-sale. The payments are tied to five construction milestones, and we send the current stage and photographs on request.

Are the plans in English?

Accepted Answer

The developer's floor-plan set we hold is the Chinese edition of January 2025; the drawings and areas are the same in every language, and we send the English edition with the termsheet.

Banyan Group (Banyan Tree Holdings Limited, Singapore, founded 1994), through its Laguna Property arm — the group behind Laguna Phuket since 1987. Invest Phuket sells independently and confirms every reservation with Laguna Property.
